Pre-Purchase Inspection
A Pre-Purchase Inspection is scheduled after your Purchase Agreement has been accepted by the home seller. You'll have a short window (unusually 10 days) to schedule the home inspection, have the inspection performed, and schedule any follow-up contractor appointments. Home inspection companies can be booked several days out, so it's a good idea to get this scheduled as soon as your Purchase Agreement has been accepted.
You’ll receive a professionally written inspection report, with photos, that describes these details and explain simple solutions to some of the deficiencies. This report can be used during the Purchase Agreement negotiations to help you and your Realtor work toward your best interests. You can request price adjustments to allow for repairs, have the seller make the repairs or provide you with a home warranty to cover future expenses.
New Construction Inspection
New Construction Inspections are conducted when the construction process is completed, but prior to your final walk-through with the builder’s representative. Please verify that the utilities have been turned on (gas, electric, and water). Depending on the builder’s policy, this might be the builder’s responsibility to contact the utility companies, or it might be your responsibility. It can take several days for the utilities to be turned on, so take this into consideration with your planning. The inspection should be scheduled only a day or two prior to your final walk-through with the builder. This timing is to make sure most, if not all, last minute projects are completed prior to the inspection. These inspections are a great way to flag issues to construction techniques (from the roof to the foundation), and systems (like poor performing plumbing or leaks), so you are armed with a check list for your final walk-through with the builder. A computerized report with photos will be emailed to you the same day of the inspection.
Pre-Warranty Inspection
Warranty inspections are completed prior to your Builder Warranty expiration. These are typically performed during, or prior to, the last month of your Builder Warranty period. The integrity of your home structure and systems will be assessed, inside and out, from the roof to the foundation. The plumbing, electrical, and HVAC are all included in this inspection. You will be emailed a computerized report with photos the same day of the inspection.
