Our inspectors will need access to the below areas. Please move items away from these areas:
•Electrical panel and subpanels
•Attic - if access is located in a closet, please empty it and disassemble any shelving.
•Crawl space
•Garage - please leave out a garage key or remote, and remove vehicles.
Cleaning and decluttering is not necessary, but is helpful for the inspector to safely do their job.
Buyers
Vacant Homes: If the home you are purchasing is vacant, make sure all of the utilities (gas/electrical/water) are turned on before the inspection - so you to get the most thorough inspection possible. Once requested, it may take several days for all of the utilities to be turned on.
Winterized Homes: If the home has been winterized (water has been shut off), you will get the best inspection if you arrange to have the house de-winterized prior to the inspection. Also check to make sure the electrical and gas are turned on.
Attire: Please dress appropriately for the weather, and consider proper footwear. We will spend some time outdoors walking around the property - rain or shine.
Manage Disrupters: Purchasing a home may be the biggest purchase of your life. You've hired our services to educate you about this property and its condition. There's often a lot of information to consider during the inspection - and our time is limited. The following are some guidelines to help you get the most out of your time with the inspector.
In addition, be mindful that the home is not yours yet and we are guests in the home. The inspector is responsible for anything that might happen to the home, its contents, and occupants present.
For these reasons, I discourage you from bringing friends, relatives and children to the inspection. Your realtor can set up a time for others to view the property with you.
Any children in attendance require close adult supervision at all times to avoid risk of injury or property damage.
Consider your capacities. There is often a lot of information to process during the inspection, and our time is limited. These suggestions are for your benefit.
